What Does Flood Insurance Cover?

It's important to note that flood insurance policies have limitations, exclusions, deductibles, and coverage limits, and they typically do not cover certain items or damages, such as damage to landscaping, currency, or vehicles. Below are some coverages that can be available, but our agents can help advise what you have vs. what you need to best insure you home.

Dwelling Coverage

This provides protection for the physical structure of your home, including the walls, foundation, roof, and other attached structures, against damage caused by flooding. Typically, dwellings are covered by both NFIP and Private Flood Insurance policies.

Personal Property Coverage

This covers your belongings inside the home, such as furniture, appliances, electronics, and clothing, against damage or loss caused by flooding. Typically, this coverage can be added to an NFIP policy, but might be limited to actual cash value coverage and not replacement cost. Private Flood Insurance policies can include replacement cost coverage for your belongings which will enable you to cover the cost of buying new things like furniture, clothing and other household goods.

Other Structures Coverage

This covers structures on your property that are not attached to your main dwelling, such as garages, sheds, or fences, against damage or loss caused by flooding. NFIP policies usually don't cover other structures, so if you have a separate building on your property, ask your IZC agent to provide you a flood quote through a private insurer.

Additional Living Expenses

If your home becomes uninhabitable due to a flood, this coverage can help pay for temporary living arrangements such as hotel stays, meals, and transportation. NFIP policies also do not generally include this coverage, making private flood policies a more comprehensive option if you want to be sure you are covered for these out of pocket expenses.

Debris Removal

This covers the cost of removing debris from your property that was caused by flooding.

Why do I need flood insurance if my lender doesn't require it?

Some lenders may not require flood insurance if the property being financed is not located in a designated flood zone as determined by the Federal Emergency Management Agency (FEMA). Lenders are typically required to assess flood risk for properties located in designated flood zones and may require flood insurance as a condition of the mortgage loan. However, if a property is not located in a high-risk flood zone, lenders may not require flood insurance as it may not be deemed necessary based on the perceived lower risk of flooding. However, it's important to note that floods can occur in areas outside of designated flood zones as well, and homeowners may choose to obtain flood insurance voluntarily to protect their property and belongings from potential flood damage. It's always recommended to thoroughly assess the flood risk of a property and consider obtaining flood insurance, even if it is not required by a lender, to safeguard against financial losses due to flooding.
